Here’s how it works —
Let’s say you learn that your uncle died and left you an undeveloped parcel of land worth $60,000. The regular probate procedure requires about $2500 in out of pocket expenses, plus thousands more in attorney fees. Even worse, regular probate takes over a year in most cases. That’s way too complicated for a small parcel!
Luckily, the California legislature created a short cut for you. To use this shortcut, you’ll need the following ingredients:
- Affidavit Regarding Property of Small Value
- Inventory and Appraisal of the land you are inheriting
- Legal Description of the land
- Certified copy of the Death Certificate
- Notarization
- Court filing
- Recordation

Okay, but what does this cost?
We charge $2,000 for our support in getting your affidavit ready. The court will charge you $20, Notarization is $15, and recordation varies, but is usually around $100. The Probate Referee has a $75 minimum fee, and that’s your likely cost.
